Exclusive: Chicago investors buy second truck terminal in Tampa

A Chicago real estate investor and developer has acquired its second truck terminal in Tampa.

Dayton Street Partners paid $2.375 million for the 41-dock truck terminal at 3725 E. Martin Luther King Blvd. in a deal that closed April 8, according to Hillsborough County property records. DSP, which also owns a 60-dock truck terminal at 6501 Harney Road in Tampa, announced the acquisition Monday.

“This was a great opportunity to capitalize on increasing demand in the market and is part of a larger corporate strategy to invest in well-located, logistics-related real estate assets in Florida and throughout the U.S.,” DSP Principal Michael Schack said in a statement.

The MLK facility, which includes a 17,897-square-foot truck terminal and a standalone two-bay maintenance garage, sits on just over 5 acres and has 164 trailer stalls and parking for 26 cars. It is 100 percent leased to ABF Freight.

The seller, Atlanta-based 4M Operating Corp., had owned the facility since 1990, according to property records. Will McFarlin with Burr & Temkin represented the seller in the transaction. “Strong market fundamentals and continued population growth make Tampa one of DSP’s target markets for additional investment," Schack said.
