RETURN TO NEWS INDEX Darryl Shaw, Kettler reveal first phase of Tampa Park Apartments redevelopment The first phase of the Tampa Park Apartments redevelopment will add hundreds of new apartments and retail space to the property nestled between Ybor City and the Channel district.
Ybor developer Darryl Shaw and Washington, D.C.-based Kettler have proposed two multifamily buildings along Nuccio Parkway just south of Lily White Court. The buildings will include 724 apartments and 20,000 square feet of retail space, as well as 940 parking spaces.
The buildings are varying heights; none are taller than six stories. The facade will be oriented toward Nuccio Parkway and "will include an aesthetic design that is consistent with design elements seen throughout Ybor City, especially in the historic district," a spokesman for the developers said.
The plans require city council approval; a public hearing on the developers' rezoning request is scheduled for Oct. 14.
Rezoning documents filed with the city do not address the affordability of the proposed units, though Shaw has said previously that mixed-income and affordable units are a priority for the project.
Shaw and Kettler formed a joint venture to redevelop close to 35 acres between Ybor and the Channel district. In February, the partners paid $28.5 million for a 12-acre portion of Tampa Park Apartments, a low-income housing property that's been eyed as a redevelopment opportunity for years.
The buildings proposed Monday are the beginning of a much larger district that Shaw has envisioned for years on those 35 acres. That development will also include two other sites that Shaw owns: the 14-acre site between East Fourth Avenue and Adamo Drive to the north and south and 15th Street and Channelside Drive to the east and west that was previously targeted for a Tampa Bay Rays stadium and the 7.64-acre site, once known as GasWorx, at 100 Channelside Drive. |
