Water Street Tampa signs local tenant for new office tower

A local real estate firm has signed a lease in Water Street Tampa's first office tower, Thousand & One.

Sila Realty Trust has taken 10,000 square feet in the tower, which stands 20 stories high at the intersection of Channelside Drive and Water Street. Water Street developer Strategic Property Partners announced the deal Thursday; Sila will move in in the first quarter of 2022.

In the Tampa Bay market, a 10,000-square-foot office lease is on the smaller end of average; the vast majority of office leases in this market are between 10,000 and 20,000 square feet. Sila currently has an office in Westshore's Urban Centre.

In a statement, Sila president and CEO Michael A. Seton called the tower "the only office location in Tampa that offers a truly vibrant experience for our employees in an environmentally conscious and healthy surrounding."

Sila is the third company that SPP has publicly announced will lease space at Thousand & One. Accounting firm RSM has been on board since before the tower began construction; Suffolk Construction will also have an office in the tower.

The tower is 380,000 square feet. SPP has built out an entire floor as speculative office suites that can accommodate tenants as small as 2,200 square feet.
