New Jersey buyer snags $109M portfolio of Tampa and Orlando apartments

A New Jersey buyer has closed on a portfolio of more than 1,000 apartments in Tampa and Orlando.

Dasmen Residential said Tuesday that it has paid $109.2 million for five communities totaling 1,011 units. Of the $29.6 million in equity behind the deal, $15 million was raised via CrowdStreet, an online platform for individual real estate investors. (The acquisition capitalization also includes a $76.4 million senior loan from Freddie Mac and a $3.3 million sponsor co-investment.)

“This portfolio acquisition marks a significant expansion into Florida for our company. We are confident that Orlando and Tampa will rebound better than ever as we emerge from the Covid situation," Michael Katz, Dasmen CEO, said in a statement.

The following properties were included in the portfolio:

  • Addington Place Apartments, 4757 Silver Star Road, Orlando

  • Oak Hill Apartments, 4500 Silver Star Road, Orlando

  • Oakmont Apartments, 3024 Rio Grande Avenue, Orlando

  • Jasmine Terrace Apartments, 1250 Skipper Road, Tampa

  • Laurel Crossings Apartments, 13101 Aarans Pond Drive, Tampa

    CrowdStreet says both Tampa and Orlando are among its "Best Places to Invest in 2021" for multifamily acquisitions.
