After landing Amazon, Dallas investors sell off Seffner warehouse for big profit

A large warehouse that landed Amazon as a tenant earlier this year has been sold for $47.9 million.

Dallas-based Dalfen Industrial has sold the I-4 Logistics Center, a 424,550-square-foot distribution facility in Seffner, Cushman & Wakefield said Thursday.

AEW, one of the largest real estate asset managers in the world, bought the warehouse, Cushman said. Property records show the sale closed Oct. 30.

At $112 per square foot, the sale is at the very upper end of Tampa area's industrial real estate market — and another sign of investor confidence in the market. The novel coronavirus pandemic has accelerated demand for e-commerce warehouses, and the Interstate 4 corridor has seen increased interest from investors and developers since the beginning of the year. Amazon is driving a large part of the demand: of 6.8 million square feet it occupies in Tampa Bay, roughly 27 percent has been added in 2020 alone.
