Developer wants to replace 81Bay's South Tampa location with apartments

The home of one of Tampa Bay's most popular breweries could be replaced by a new apartment complex.

A developer has filed plans with the city to redevelop the retail properties at 4465 and 4467 W. Gandy Blvd. and build 320 apartments on the site, which is just under 7 acres.

The property at 4465 W. Gandy Blvd. is home to 81Bay Brewing, a popular craft brewery that frequently hosts events from networking happy hours to yoga classes. Brewery president Michael Beard declined comment Tuesday.

The rezoning proposal to make way for the multifamily developer requests two waivers: a reduction in the parking requirement and a waiver for landscaping and tree planting requirements.

A corporate entity linked to Tampa-based Gries Investment Fund took control of the building where 81Bay is located via a deed in lieu of foreclosure in October, according to Hillsborough County property records.

The property is just across Manhattan Avenue from a former Winn-Dixie store that Publix Super Markets Inc. knocked down to make way for a new store.
