Cypress Ranch, a 164-acre mixed-use development in Pasco County, has broken ground

After signing deals with several retail tenants, a developer is officially under construction on Cypress Ranch, a major mixed-use project in Pasco County.

Ferber Co., based in Ponte Vedra Beach, said construction on Cypress Ranch began Oct. 1. Cypress Ranch is 164 acres on the south side of SR 54 and the intersection of Ballantrae Boulevard just east of the Suncoast Parkway.

The project will include single-family homes, multifamily buildings, retail and office space. Aldi, EoS Fitness, Burger King, Circle K, Honest-1 and Woodie's Wash Shack have already committed to the project, the developer said. The first openings are slated for late 2021 and early 2022.

It is 8 miles from both Tampa Premium Outlets and Mitchell Ranch.

Burgess Civil LLC is the general contractor. NRP Group is the developer of the multifamily component and will work closely with Lennar Group, which is set to close on the final parcels later this year, planning approximately 330 multifamily units, 134 townhomes and 132 single-family homes behind the commercial space.

“Ferber has been committed to the highest level of professionalism in this collaboration,” Kurt Kehoe, NRP's Florida vice president of development, said in a statement.

The site was previously known as Smith 54, according to Ferber, and was entitled for the development in 2012.

“We realized the growth of this corridor was far outpacing any area in the Tampa Bay market," said Ryan Plate, vice president at Ferber and lead developer on Cypress Ranch.
