RETURN TO NEWS INDEX Developer plans 18-story condo tower on downtown St. Petersburg's Mirror Lake The tower, known as Reflection, will include 88 condos starting in the $500,000s up to $1.5 million. Developer Hemmer Group has purchased the lot at 777 3rd Ave. N from the BridgePoint Church, a spokeswoman for the developer said Monday. Designed by SMP Architectures, the building will also include 3,300 square feet of retail space, and units will be on floors seven through 17, the developer said.
Construction is slated to begin in "first quarter of 2021," Hemmer Group said, though it did not specify a presales threshold necessary to begin construction. Traditional condo developers must presell around 60 percent of the units in a building to obtain construction financing. Building delivery is expected for the first quarter of 2023.
Fred Hemmer, Angelo Cappelli, Chad Horne, Brian Spencer and Nick Hansen are the principals behind Hemmer Group. Kast Construction is the general contractor, and the tower was designed by SMP Architecture.
Hemmer Group will begin accepting reservations this week; KW Development Services is listing the condos for sale. The sales center is on the ground floor of The Sage building at 600 1st Ave. N.
The units range from 1,167 square feet to over 2,285 square feet and one to three bedrooms. The developer said they have chosen to forego penthouse units in favor of "a rooftop amenity deck featuring a resort-style pool that will offer 360 degree views of the city." |
