RETURN TO NEWS INDEX Home improvement warehouse planned for Hillsborough On Wednesday, the Hillsborough County Commission will be asked to approve a $438,000 transportation fee incentive for the recently formed Seefried Big Bend LLC to construct a 492,156-square-foot building at the southeast intersection of Big Bend Road and South Tamiami Trail (U.S. 41).
The development’s tenant is under a code name of Project Station, described by the county as "a nationally known home improvements distributor'' that is projected to create 42 new jobs and a $63 million capital investment.
Seefried previously developed warehouse/distribution sites for Home Depot in Northwest Ohio, Topeka, Ks. and Phoenix, Az., according to the company’s web site. It also is familiar with the Tampa market, having developed the more than 1 million square-foot-fulfillment center in Ruskin for Amazon.
Separately, Home Depot is moving to an 800,000-square-foot warehouse space in Plant City that was announced in 2019.
The property in Gibsonton is adjacent to a rail line making it attractive for a distributor of building materials for commercial and residential construction. Seefried entered into a purchase agreement for the 62-acre Gibsonton property in January 2019. The purchase price is $9.6 million, according to county documents.
is expected to invest $46.4 million to build the distribution warehouse, plus $7 million worth of equipment like racks and conveyors. The county said the project is expected to result in $577,000 in new property tax payments annually to the county and other taxing authorities.
The county said it expected building permit approvals this summer with construction starting shortly afterward.
The Seefried deal is one of two incentive packages the commission will consider Wednesday.
Pinebrooke Park of Commerce, LLLP plans to develop 100,167 square feet of warehouse/office space on Tech Boulevard in Tampa. The company already owns the 10.37-acre site and will target small companies requiring lease space of 3,600 to 30,000 square feet. It is projected to add 75 new jobs, and a $6 million capital investment.
Commissioners will consider a $213,000 transportation fee incentive for the three-building project which is expected to begin construction in July 2021.
