TAMPA - Rent in Tampa is surging, but some neighborhoods are feeling it more than others.

According to a recent analysis by property search site Rent.com, north Hyde Park saw the greatest jump in rent between this year and last year. One bedroom listings average $2,131 a month for rent, up nearly 14 percent from last year.

"The residential pull is also due in part to all of the businesses popping up along the stretch of Kennedy between Ashley Drive and Howard Avenue,” the analysis said.

New Tampa rents saw the second-highest increase on average ($1,121 per month, up 6 percent), followed by South Tampa's "Sun Bay South” neighborhood by the Gandy Bridge ($1,240 per month, up 5 percent), Old Seminole Heights ($1,475 per month, up 5 percent) and the Channel District ($1,850 per month, up 4 percent).
