Beach Drive's newest tower: A 12-story condo proposed for downtown St. Pete

ST. PETERSBURG - Having moved one historic property, JMC Communities now plans to move another to make way for its newest condo project in downtown St. Petersburg.

The developer announced Monday that it will erect the Perry, a 12-story, 20-unit building, on the site of the Bay Gables house at 136 Fourth Ave. N. Built in 1910, that two-and-half story house will be relocated to a large corner lot several blocks to the west.

The Perry is named for C. Perry Snell, whose legacy includes developing the Snell Isle neighborhood and downtown's Snell Arcade. The latter's Art Deco design "is just one example of (Snell's) unwavering commitment to excellence in design and construction,'' JMC said in a release.

The condos will range from 1,700 to 2,700 square feet with two custom penthouses. Amenities will include a rooftop terrace, fitness center, bike storage and parking space.

The Perry will be just off Beach Drive, where JMC developed the Florencia several years ago, and close to Rowland Place, a mid-rise condominium that the company finished in 2015. No prices were given for the Perry; units in the Florencia have sold for as much as $3.175 million while Rowland Place units sell in the high six figures.

The Perry also will be on the same street as the proposed Bezu/Blue Lotus condo tower approved by the City Council this spring after numerous hearings. Construction of that 19-story building has been delayed by pending litigation.

Earlier this year, JMC unveiled the Bellview Inn, a shrunken version of the historic Belleview Biltmore hotel in Belleair. The developer bought the 400-unit hotel and preserved its core, moving it several hundred feet to serve as the centerpiece of the new Belleview Place carriage home community.
