Amazon warehouse in Ruskin fetches massive sales price

Amazon.com Inc.'s massive fulfillment center in Ruskin has been sold for a massive price tag.

The million-square-foot warehouse sold to Cole Office & Industrial REIT II, a Phoenix-based real estate investment trust, for $103.6 million, according to a Hillsborough County deed filed Wednesday. The price breaks down to $100 per square foot.

The deal closed Tuesday, according to the deed.

The seller was San Antonio-based USAA Real Estate Co., which bought the land to develop the warehouse for Amazon in 2013. It paid $14.6 million for 80 acres, according to property records.

A team of brokers from Cushman & Wakefield of Florida Inc. - executive director Mike Davis, senior director Rick Brugge and senior director Michael Lerner - represented seller USAA in the transaction.

The deal represents the largest industrial sale in Tampa history in terms of both size and value, according to Cushman's data.

USAA developed a number of Amazon (NASDAQ: AMZN) warehouses across the U.S. when the ecommerce giant was rapidly expanding its fulfillment center network.
