National builder proposes two townhouse developments in South Tampa

A national homebuilder is looking to increase the density of two separate sites in South Tampa.

David Weekley Homes, based in Houston, is proposing two townhouse developments: One at 405 S. Melville Ave., and another at 210 S. Arrawanna Ave., according to plans filed with the city last week.

Each development would have four townhouses. The Arrawana units range in size from 2,600 square feet to more than 2,800 square feet; the Melville units are larger, at more than 3,300 square feet. Each unit is built over a two-car garage.

The builder closed on the Melville lot in September, paying $390,000 for the .19-acre site that's currently home to a triplex. The .23-acre Arrawanna site cost the company $355,000 in July, according to Hillsborough County property records.

Commercial and residential developers say land prices are rising quickly in South Tampa, pushing up home prices and commercial rents.
