Apartment development that would demolish Chart House on Rocky Point takes shape

An Orlando developer is moving forward with plans to knock down the Chart House Restaurant and build apartments in its place.

ZOM USA has filed plans with the city to rezone the Chart House site for multifamily development. Its project would include 272 apartments (166 one-bedroom units; 80 two-bedroom units; and 26 three-bedroom units), 372 parking spaces and 33 marina boat slips.

A ZOM executive confirmed plans to redevelop the Chart House site to the Tampa Bay Business Journal in late July, but said at the time it was too soon to talk about unit count.

ZOM's plans show long-term faith in Tampa Bay's multifamily market. Chart House's lease on the site runs through early 2016, which is the earliest construction could begin, ZOM's chief development officer, Greg West, previously told TBBJ.

The timeline means that ZOM has confidence that there will be continued demand for luxury apartments in the region well into 2017 - much like Atlanta-based Carter, which has closed on a one-acre block of downtown Tampa where it intends to build a 23-story residential tower.

The developer is requesting that a waiver for the number of visitor parking spaces required. Under code, 68 visitor spaces would be required; ZOM would like that requirement cut in half.

NAIDIP Tampa Bay LLC paid $19 million for the Chart House site in 2007, according to Hillsborough County property records.
