Chart House on Rocky Point waterfront to be redeveloped into apartments

If all goes as planned, Tampa's Chart House restaurant will give way to an apartment development at some point in 2016.

ZOM USA, an Orlando-based real estate developer, is under contract to acquire the building and its 4.57 acres on the Rocky Point waterfront, said Greg West, chief development officer.

The apartments will be four or five stories, West said. He said it was too early to say how many units would be included.

ZOM will close on the property in late 2015 or early 2016, West said, depending on the city permitting process.

NAIDIP Tampa Bay LLC paid $19 million for the Chart House site in 2007, according to Hillsborough County property records. Chart House's lease on the property runs through early 2016, the earliest construction could begin.

"From a practical standpoint, we can't be ready to start until then," West said. ZOM has built several multifamily developments in Tampa over the years, West said, and is bullish on the city. ZOM is also active in Orlando and South Florida.

"I would say that [Tampa] stacks up favorably in terms of job growth and employment growth is very strong," West said, "and that more than anything drives demands for rental prospects."
