Prime South Tampa site being prepped for multifamily development

A prime South Tampa site - a block off Bayshore Boulevard and walking distance to bars and restaurants - is being readied for a multifamily development.

John Dingfelder, a land use attorney and agent with Keller Williams, has filed a request with the city to rezone the .44 acres at 2901 W. Barcelona St. for a new multifamily building. The site is currently zoned for single-family residential and commercial, as a home and a former plumbing business are located there.

About 15 units in four or five stories, on top of a parking deck, would be appropriate for the site, Dingfelder said. He said the rezoning process could be complete by October. It could be condominiums or apartments, he said, depending on the market.

The property is about a block south of a vacant lot on Bayshore Boulevard where Aquatica, a condominium tower, is planned. Dingfelder, a former city councilman, said he had the listing for about six months and decided to start the rezoning process to increase the value of the land.

He said he envisions a project similar to the Valencia at Old Hyde Park, which is between Hyde Park Village and the Lee Roy Selmon Expressway. The site on Barcelona Street is bordered by the 15-story Bayshore Presbyterian Apartments, the expressway and an office building.

"It's a perfect location because it has no negative impact on anybody," Dingfelder said.
