Downtown Tampa office tower wins deal as company leaves Westshore for the urban core

A professional services firm is moving from Westshore to one of downtown Tampa's signature skyline towers.

CliftonLarsonAllen LLP, which handles integrated wealth advisory, outsourcing, and public accounting capabilities, has signed a lease for 11,722 square feet in Tampa City Center, JLL (NYSE: JLL) said Wednesday.

The move is a relocation of CliftonLarsonAllen's regional office.

JLL Senior Vice President Gary Godsey and Vice President John Heald represented CliftonLarsonAllen in the transaction. Cushman & Wakefield of Florida Inc. Senior Director James Moler and Director Barry Oaks represented the landlord.

"We're starting to see more professional services companies interested in relocating to downtown Tampa where their employees can benefit from a live, work and play environment,” Heald said in a statement.

Top-tier modern office space is becoming increasingly scarce in downtown Tampa. The vacancy rates are nearing 10-year lows, according to data from JLL.

Rents are rising, with some buildings in Tampa's urban core commanding $28 to $30 per square foot. But that's still shy of what's needed to justify new development.
