South Hillsborough mansion sales price jumps 11 percent in less than a year

The sale of a waterfront mansion in South Hillsborough County shows the high demand and rising prices that define Tampa Bay's luxury housing market.

The property at 1010 N. Dickman Island Ave. sold Friday for $2.775 million to an undisclosed buyer, said Jennifer Zales, a sales associates with Coldwell Banker Residential Real Estate.

Zales represented the seller, 1010 N Dyckman Avenue LLC, in the transaction. The sales price represents a jump of more than 11 percent in less than a year. The home last sold in July 2014 for $2.495 million.

The home hadn't even been listed when another client of Zales' put it under contract. Zales declined to identify the buyer, saying only that it was a local resident. A deed for the transaction has not yet been filed.

The seller has a Florence, South Carolina, mailing address and had purchased the home as a vacation home, Zales said, but found they didn't visit as much as anticipated.

The 4,125-square-foot home sits on 3.5 acres. It has three docks, a 30,000-pound boat lift and a guesthouse just off the pool that includes a kitchenette and full bathroom.

Earlier this week, Zales listed a $13.9 million historic estate on Bayshore Boulevard for sale. The response to that listing has "been overwhelmingly positive," she said.

It shouldn't be long before another major sale closes on Dickman Island: Zales is listing 1030 N. Island Blvd. for sale at $5.995 million and said that an international marketing campaign has generated "huge interest." She expects that home to be under contract "shortly."

Much like 1010 N. Dickman Ave., this home sold last summer to a buyer who was planning to use it as a vacation home and found they didn't visit as often as anticipated.

"The homes on Dickman Island are some of the most unique and most exclusive in the Tampa Bay area," Zales said. "It is very rare to find properties with this much waterfront acreage."
